Closed sales above $2 million nearly quadrupled in Highlands, and Cashiers buyers now have more homes under contract than at almost any point in recent memory. Here's what the data shows, and what it means if you're eyeing a move to the mountains.
See the DataIn the second quarter of 2026, closed sales of Highlands homes priced above $2 million surged from just 4 a year ago to 15 this year, even as active inventory in this segment grew to 84 listings. Despite buyers having more selection than ever, demand for legacy estates, architecturally significant homes, and premier in-town and mountainside properties has never been stronger.
Cashiers' $1 million to $1.99 million segment closed the quarter with 13 homes under contract against just 14 active listings, an unusually tight ratio that signals sustained buyer engagement above the $1 million mark. Many of these pending transactions are expected to close in the months ahead, reinforcing the Plateau's enduring demand from second-home buyers.
